VILLAGE OF PHELPS
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE, that a public hearing will be held by the Village Board of the Village of Phelps on the 9th day of December, 2024, at 5:00 p.m., at the Village Meeting Room, 8 Banta Street, Phelps, New York, New York, regarding the adoption of a Local Law which would amend the Village of Phelps Zoning Law to do the following:
1. Add a new definition for “Accessory dwelling unit”;
2. Amend the Schedule of Regulations to add Accessory dwelling units as a permitted special use in the R-1-20 Residential Zone District, the R-1-13.5. Residential Zone District, the R-2 Residential Zone District, C-2 Commercial Zone District, the B-O Business and Office Zone District;
3. Amend the Schedule of Regulations to add Retail as a new permitted special use along with corresponding dimensional requirements; and
4. Add new regulations for accessory dwelling units.
Any person shall be entitled to be heard upon said proposed Local Law at such public hearing. Copies of said proposed Local Law are available for review at the Village of Phelps Village Hall, 8 Banta Street, Phelps, New York, New York.
