 December 19, 2024, Planning Board Meeting Minutes (attendance included Minns,
Asselta, Ryan, Brown, and McNicholas)
5. Public Hearings –
a. SD25-01: David Burnisky on behalf of the Elizabeth Meath Estate is requesting to
subdivide and merge 48.00-1-11.000 / 48.00-1-10.100 and 48.00-1-10.200 to create
conforming lots for addresses of 1667 & 1679 Fort Hill Rd, Phelps, NY 14532.
b. SD25-02: Missy Spence on behalf of Outlet Acres of 2405 Co Rd 25, Clifton Springs is
requesting to subdivide 22-.00-3-38.20 and 22.00-3-16.000 into 4 lots. Lots 1&3 will be
annexed together to create a 103+/- acre parcel and Lots 2&4 will be annexed together
to create a 52-acre parcel.
c. SD25-03: Steven and Diane Matteson of 2309 McBurney Rd, Clifton Springs is requesting
a subdivision to create 2 lots from an existing 27+/- acre parcel 34.00-3-66.110. Lot 1 to
be 1.8 acres to be retained and the remaining 26.17 acres to be conveyed.
d. SP24-09: Re-open the public hearing from September 26th, 2024 for public comment:
Sonja Torpey, Project Manager of Tetra Tech is requesting on Behalf of CTEC Solar, LLC.,
of 1 Griffith Road South, Suite 200, Bloomfield, CT 06002, site plan review for the
construction of a 3.4 MW solar project at 120 & 138 Cross Road, Geneva, NY 14456
pursuant to Chapter 145-84, Large-Scale Solar Systems of the Phelps Town Code.

person)

Board members are required to attend four hours of zoning/planning training annually.

that due to the change in meeting schedule, we will not be holding any in-person
